SCOPE OF WORKS:

• Strip existing slates, sort & set aside for re-use.

• Remove existing battens, 3 layers of felt back to deck.

• Remove deck to expose existing rafters.

• Remove raking timber soffit to open entrance canopy.

• Remove existing joists to open entrance canopy.

• Remove existing Rooflights.

• Remove slates to existing roof along eaves line.

• Remove lead flashing to abutment wall.

• Install new 150×50 Grade C24 Joists to open entrance canopy as per drawing 02, including trimmers.

• Firestop to be installed to space between wall plate & existing roof.

• Firestop to be installed to top of party wall.

• 125mm Insulation Kingspan between joists as spec.

• 2400x1200x18mm Plywood to be installed to new joists in a staggered arrangement, fixed every 300mm.

• Ondutiss Air 120 Membrane fixed to plywood.

• 24mm Isoline low line full board system.

• Onduline Abutment flashing to wall & rooflights.

• Velux Rooflights 1500x800mm fixed to ply-deck.

• Roof Battens 25x50mm fixed through crest of Isoline.

• Roof Battens 25x50mm fixed through crest of Isoline.

• Re-lay existing salvidge slates assuming a 25% wastage. Max gauge 300mm.

• Soakers to abutment wall.

• New Lead step flashing to abutment wall.

• New Lead flashing between canopy roof existing 400mm.

• Slate Dry Verge system.

• Eaves Tray & Vent to eaves.

• New Timber fascia 250mm wide painted to match existing colour.

• New 150mm Cast Aluminium Gutter to match existing colour. Connect to existing down pipe.

• Proposed Primary Canopy Beam Replacement 150x300mm, DPC wrapped ends, Spax T-Bar.

• New Soffit to Open Entrance Canopy, Timber Grooved Soffit Cladding.

• Prime & Paint timber Cladding.

• Electrical element of works – disconnect, strip out, reinstall and reconnect.

JOB DESCRIPTION:

The scope of works for this project involved a comprehensive roof and canopy refurbishment, including significant structural, roofing, and finishing elements. The works began with the careful removal and salvage of existing roof materials, such as slates, battens, felt, deck, and associated fittings, to expose the underlying rafters and structural elements. The open entrance canopy and surrounding roof areas required dismantling of existing components, including soffits, joists, and roof lights, to prepare for the installation of new structural and weatherproofing systems.

New structural joists, insulation, decking, and fire-stopping were installed to ensure compliance with modern standards and improve the building’s performance. A complete new roofing system was then constructed, incorporating a high-performance membrane, Isoline board system, Velux roof lights, and re-laid salvaged slates to maintain the building’s original aesthetic. All lead work, flashings, and verge systems were renewed to provide durable and watertight detailing.

Finishing works included the installation of new fascia boards, gutters, soffits, and decorative cladding, all painted to match the existing finishes. Electrical services associated with the canopy were disconnected, removed, and reinstated as part of the refurbishment, ensuring full functionality upon completion. Overall, the project delivered a complete renewal of the roof and entrance canopy structure, combining heritage sensitivity with modern construction standards.
